Although I haven't kept up with new techniques or products, here's some food for thought-The winter/summer freeze/thaw cycles are a major problem (I am talking about in-ground, concrete, permanent pools).

My plan is to move out that way permanently in the next 5-10 years once the kids are out of the house. 

I have a 3 bed, 2 bath single family property with a private pool that I am able to rent for 5k per month.The expectation for those paying the type of prices I've mentioned above is that the properties are expertly furnished (not just furnished as rentals, rather, high-quality upscale permanent furnishings) and they will expect amenities (pools, clubhouses, golf/mountain views, sometimes even maid service, etc). 

With that being said, I am looking to buy an initial flip property that I am able to work on in the evening hours for a year as i get situated and know the area better to determine where i'd like to live more permanently.

It is our first time doing it as well : ) But, so far we have gone through permitting, zoning, we have hired the contractor for the excavation on the lot, we have hired the contractor to build out the deck and porch area that will be wrapped around the tiny home and we have hired the contractor to permanently attached it to the lot, we set up the city water and electric hook ups and city sewer.

However, after talking about this issue more with my wife, we've decided that a better alternative for us might be something more conventional.Rather than shopping for another duplex, we're instead going to look at a more permanent single-family home that we can build equity into.
