If there are no other comparables and you have some under contracts I would consider them evidence of value if I was able to contact the listing agent and get some confirmation that they were selling at or around the listing price.

The PM company represents you, the owner, if that is in the contract the tenants signed with the PM company, than the tenant is liable for the damage. with them Representing you, that contract is with you and the tenant too, that contract is evidence that they knew they would responsible for any damages, so you should have a copy of it.
