.- (Already mentioned) Car port or equivalent, charge supplemental rent to existing tenants for the dedicated spot(s)- Run utilities and pour a pad, turn it into an RV spot & charge by the night.- Site a tiny house or (2) and rent it AirBnB- Lease the land to a billboard company- Lease the land to a satellite or antenna company where they can put antenna's on your yard.- Coordinate with neighbor for their potential needs (direct lease to them)- Coordinate with neighbor for access to improve market value of your dog-leg parcel- Donate the land to the local garden club to improve the aesthetics and drive higher rents.

To get true cash flow in this rent range, you will need a bare minimum of 1.25% which puts you all-in at $400k based on $5k monthly rents.Now, if your play is to brake even or even be negative, but this has super appreciation potential, then that may be OK, depends on your tolerance for guess work (appreciation) and potential negative cash flow.

Which means a lot of subcontractors, a lot of them do great work and are fairly priced but a lot of them will either work for cash or will provide a scratch pad receipt for the work that they do.

Even at that, I would always get 2 or 3 quotes just to verify that they are not padding the price just to be able to go down or offer you a "do it now" price for a new Client.

In a mobile home park or RV park, most of the value is in the underground infrastructure, roads, landscaping, amenities, pools, fencing, pads, utility pedestals, etc, while only a small portion of the value comes from a building, like a clubhouse or laundry facility.
