I don't want to keep taking the hit to my credit score every time I apply so I decided to just wait it out until I know I can qualify.

That said, at the risk of beating a dead horse, it seems to be the general consensus that the 20% QBI deduction will apply to most landlords, as we've already discussed on a few other threads.My opinion is to issue 1099s wherever possible in the hopes it further solidifies the "trade or business" stamp.Thoughts??

You can't even start eviction until a minimum of 90 days after a foreclosure, and that's assuming they DON'T have a lease (Does not apply to occupant if former borrower).

They pay their rent, then you take rent money and apply it to all of your expenses, mortgage included  and pay the difference!

The daily rate of $250 might be okay for Friday and Saturday, but not sure if applies to Monday thru Thursday.

Rule 6 applies in the district courts with the following exception.

Once unit is cleaned, apply any damages and unpaid rent against the security deposit and send her an accounting of the balance/bill.
