When GM shut down the last big plant several years ago, it forced Dayton to open it's eyes to the future instead of clinging to the past.It's very different from when I moved here 10 years ago.

Look on Google maps to see what's in the surrounding area - you don't want to be next to a sewer plant or something like that.

Veolia and Plant Maintenance Services are those companies.

A Toyota plant did bail LA for Texas and guess what they left behind...all the highest paying jobs, designers etc in LA.

To those mid-career with no plans to move jobs, might move away from the area, but honestly they tend to be the ones who have already have planted roots here, and likely more fearful of losing their jobs. 

A mitigation bank is natural habitat land that is either mature now, or has been planted out for restoration, and permanently preserved (with a trust).

On a flip, I would think that the owner would prefer to install their own irrigation system after they decide what is getting planted where, so I would say skip it.

I recently purchased a property where the back yard is full of bamboo plants (shoots?).
