Our properties in the suburbs always rent quickly - Katy ISD, Tomball, etc. 

Honestly, from the pictures I am unsure where the 16k is going.The ARV also seemed a bit tricky, but honest, some of the quick sales in the area were across the street on a golf course that I imagine would inflate the price of that sale.

This is my first post on any forum, quick run down on my situation-I’m 28, married with a 9 month old baby.

But, if you have people on the ground you trust that can help guide you, then yes, I would.

As far as I know, there is No state where a licensed broker can’t pay a referral fee to a Florida broker. since you are an agent, assuming you are a member if your mls....you have access to the Fl Legal Hotline for agents.....your broker can guide you. gents/brokerages in other states should also know this off the top of their head.

In this market, you can quickly think yourself out of a deal as most things go under contract quickly. 

It was quick to increase, but wouldn’t it fall just the same?
