The same compounding effect that happens when you save your money happens when you borrow for income producing assets.When I say "smart leverage", I'm talking about enough cash flow that you can pay yourself and support the asset, that you've left enough behind in the deal to cover large depreciation issues (20% or more), and that the asset produces enough cash flow that you'll virtually never be forced to sell in a down market.

You shouldn't have vacancies though (if you bought in the right micro-market) in a down turn since there are usually more tenants available.More debt should bring you more cash flow though, if you are compounding the use of your funds into more properties.
