I've been following this forum, as well as the BP Podcast for quite some time and have been toying with the idae of doing real estate investing since well before the 08' crash. 

They have not responded to our last messages to them and we can only assume they do not want or cannot afford to move these items.Whether I haul it to the waste center or people come by and take what they want, am I now clear of any responsibilities for the tenant's property?

I've dealt with glass, bones, shrimp tails, a child's toy, utensils, etc.

I mean a family might have to spend $50 or more per month at the laundromat plus the hassle of hauling their clothes.Why invest in a market you don't know for appreciation?

@Duarte MarquesIf you're looking to slowly grow and in it for the long haul, I think it's a great strategy. 

Two days before check-in guests are automatically registered and received their gate code.This worked well then I automated texting guests in garbage and recycling days as a reminder to haul the bins to end of the driveway.

More and more "buyers" I'm coming in contact with seem to be concerned with having to do "alot of maintenance" ie corner lots have about twice as much mowing and potential tree work..Then you are exposed to the Crazy Bad driver who suddenly jumps off the road drives across your yard and totals two of your favorite toys parked securely in your drive way.

Then you'll invest for the long haul and not hate your first property and never buy again!  

I believe in this market and am here for the long haul
