Based upon the text in the original link, If the reason for the rejection is not wholy or partly due to information in the Consumer report, you are not obligated to provide them a written rejection, even if you do access their consumer report.Beyond that, I think consumer reports are garbage and subject to manipulation (both pro and con), so I do not use them, I just do a Statewide court search for $7 (in addition to verifying employment), thus I avoid having to concern myself with the crazy requirements of credit reporting laws.

I would rather have cashflow on each place than fish for equity, although I am positive these two will have it almost immediately.As far as expenses, outside of the few thousand I want to put into the places prior to renting them, the monthly expenses would be about the same for both places.Mortgage is $675 (including property taxes and insurance)Water, Sewer, and Garbage $115 (figured on the high side) I'm assuming most owners pay this on behalf of the tenants.Gas & Electric to be paid by tentant (average is $150/mo)Total Monthly expenses = $790I'm not sure how much to put into a monthly kitty for maintenance.

If there is no lease its simple approach tenants ask them to sign a new lease that shows they are responsible for x dollars rent per month and x amount utilities or garbage or what ever you decide.

At on unit, the cost of the warranty was $450, for that I paid only $55 for a new water heater including installation, I paid $45 for a new garbage disposal including instalation.I would reccommend doing this if you could possibly be facing large issues, it is just a safety net.
