The 48205 property listed is a loser - worst area of the city, $725 max for a 2 bed there and worth probably 20k if you are desperate to pick something up. 

Seriously, I might consider your method if I get desperate in the coming months, as they are all back now and I have a busy semester ahead and will have no time to clean up after others.

These types of operators are NO VALUE to anyone.PARTICULARLY in a foreclosure scenario, sellers may be desperate.

All cash buyers generally don't get desperate (unless outside circumstances for a sale) and they won't be walking away because they aren't mortgaged at 110%.

You may be able to get away with 90 if the seller is 1. inexperienced 2. desperate or 3. you were the highest offer by a considerable amount.

However it may work on some desperate rube so I guess you can try it
