With this approach....My 5 year goal is to aquire 100 units under this model which will hopefully cash flow: 100 units x $100/ unit per month= $10,000/mo NET PROFIT which is a 6figure income and will allow my wife and I to retire from our jobs and both do real estate full time....if I meet my goals then that would be an early retirement from a JOB at only 34.

I’ve also hear grant cardone say this & also say don’t shop for real estate based on your budget.I have about 30k i’m comfortable investing eith right now.My area is relatively cheap so I can buy a single family for 45k. 20% down and rent it for $700-$800.Any suggestions would be great.Did Grant Cardone sit one-on-one with you over cup of coffee, looked at your situation and provide you with a tailor made advice?

@Jeneé MurphyIf you are considering hard money then refi in 6 months it must be an amazing deal to pay that high of an interest rate plus fees..Cap Rates vary by location and are usually considered on properties with over I would say 10 units..
