There can be an insane amount of limitations (like the shade of red paint you can use), barriers to improving a property (no “open floor plan” or enclosing a carport to make a garage), materials will be more expensive (price out “period correct” windows and glass), etc.

Two custom doors will be a lot cheaper than replacing all the cabinet doors.It won't work under the sink, but for upper cabinets, you can replace with glass front doors and they don't have to match and they are an upgrade.

Tenant long list of requests- How do you respond?

I just had a tenant move in the beginning of this month, and the tenant has sent a long list of requests:1) Some of the blinds in the kitchen are broken and don't work.2) The front door is difficult to open and lock.3) One of the bathroom doors does not close correctly so it can't be locked.4) Vanity cabinets in the bathrooms are rusted.5) Light fixture for stairs is broken with loose glass falling out.6) Replacing all lights with LED to lower electric bill.7) Thermostat is broken with no hot air, only cold.8) Plug for the vent/lights over the range is broken that needs to be replaced with wires hanging out so you get shocked when you plug it in.9) The tub/shower for the master bath has no water coming out.10) But, everything else is great!!!

Class a will have large truck courts, at least 1 dock high per 1k sq ft, dock levelers, drive through bay, ESRF, three phase power. the office will be floor to ceiling glass, solid core doors, etc. its not just e commerce, plenty of Class A 3PL users, manufacturing, Amazon is one company.

Finding a mentor

Hello Broderick and welcome.I will tell you being both a mentor and somebody’s student to this very day after 14 years in the real estate business, I highly recommend finding a coach/mentor help you along in your business.You do need to consider that asking somebody for help and not being able to pay them for their time especially if there are good, is it a bit of a tall order.Mentors and coaches get those requests all the time, the big problem is that most people don’t follow through once they get started and the mentor is never able to really develop that student into potentially profitable business relationship which tends to be the students “empty promise” when they start out.I would like to think that you are the exception to the rule and if you are interested in learning this business, I’m willing to extend you an offer and mentor you if you are truly committed.I will have a couple of requests and need to get some information from you before we move along so send me a message and we can discuss the details further if you are really ready to make that jump in your life, listen and learn all about business from one guys perspective and see how things go over the course of the next few weeks.I’ll wait to hear from you and if I don’t I wish you the best of luck in your career and your search.
