I went through the WHOLE process and found out what was wrong and paid for people (plumbers, electricians, contractors) to walk through and give me a real deal quote.. then I pulled comps of what the price/soft was for houses that are actually livable and nice and created an excel sheet outlining the cost to make this house work and we ended at 290k.

That was a really tough time to get a loan and they believed in me.Local banks and credit unions also know the area so they can adjust a bit from a larger macro brush used by bigger banks.Positives of local banks:- you develop a relationship so you can someone you know and talk through a deal before you even offer on it- less broad strokes on requirements- longer fixed terms 10 year fixed is not uncommon (think hedging future interest rate increase)- most have no prepay penalties (this is huge and give you many options) If you cash out refi after a BRRRR and then 1 to 2 years later a buyer shows up a your door with some unbelievable price, you can sell without prepay penalty calculations.

Greene is using "loan partner" and "equity partner" congruently, I would actually assume he is meaning the same thing' he finds private money, who wants to provide him the "soft costs" of getting a loan, and exchange he provides them some form of compensation. 

-Check the main drain pipes and if they’re old cast iron check for soft spots or rust.

We spent almost $4k in the first month largely just replacing soft consumables - missing or worn out mattress covers, mismatched bedspreads, etc.

It is a soft interview and watching there workmanship before seeing if I want to add them to my power team.

It looks pretty nice actually and I liked it, but after installing the upstairs my managers noted that it dents very easily and was soft.

But many soft costs come out of that fee.

Keep this in mind so next time you can add the rehab and soft costs to closing docs and then refi it all out immediately.

At least with apartments, the interest rates are having a small impact on pricing and there is some softness in some areas.
