Can I ask for proof of deposits since the start of their leases 6 months ago?

For example, you buy the place and the tenant could claim the Seller allowed them to paint the walls black or that their security deposit was twice what the Seller claimed.

Like where I live, it's normal to do one month of rent for first, last, and security deposit. 

They have a dog in their unit without any deposit or any paperwork that proves it is a service animal.

I received a $69.93 check a few weeks ago (fyi I invested 5k into Nuurez back in January 2021) in the mail, which was interesting considering in October we received an email asking for our bank information so they could deposit the dividends into our account directly … I don’t want to believe this investment is a total scam just yet, I think it’s going to require patience, however their communication is absolutely bogus and unfortunate.

The latter being the biggest issue, because we're able to fix immediately, and bill immediately thus leaving the security deposit in tact at move out.I just realized I read the second reply as the OP, but I can't edit it out.

I'm reported FB Marketplace scams just about every day.I've had one incident where a woman sent a scammer (supposedly in the Bronx) a deposit on one of my rentals and then showed up to meet my tenants.  

Yes he is paid for the month, but your time limit for the security deposit doesn't start until he surrenders possession because if he has not surrendered possession than he could theoretically come in and damage the place.

If it is personal bank statements then all deposits will be counted toward income whereas business bank statements will take only count 50% of deposits towards income.
