My advice would be to join a few of the local REIA's and continue pressing forward.

If you know what your doing, it will be a year round printing press of $.

At the end of the day, it's a money game for them as well - lose you as a client (plus bad press) vs. paying $1,500.

If you have the ability to continue storing cash at that rate from your current profession, it may be wise to wait for a shift and full-court press at that point in time (but who's to say exactly when that will be). 

You might just need to press the "pause" button until you can accumulate more capital.

My tenant profile is mainly 20 somethings and I point out that the new iPhone will have to be purchase with cash if they have negative strikes on their credit. ... find the pain point and press... and for students, find parents pain point also (co-signer)... usually car loan and/ or mortgage.

I have read the press releases from the CEO's of the flags we own. 

I keep pressing buy with one click on Amazon!

Another cheap alternative is a French Press and kettle.  

Keep focused and press on.
