I like to update electrical fixtures,switches,plugs I always replace old thermostat's with a newer digital model. example, if the house has older cabinets and your budget wont allow for all new cabinets simply paint them white and put new hardware on them if you have paneling/drop ceilings remove them if your budget allows if not at least paint the paneling newer decorative (faux tin cieling look)drop ceiling tiles can add some appeal what you want to do depends on your budget and what you must do to sell the home. new homeowners usually like updated windows, paint, carpet, kitchen,bath again what you can do depends on the budget. is this flip/rehabb for low,middle or higher income family?

It's possible you mis-interpreted what your agent meant when they said you could renegotiate after inspection (usually that means for major issues like dangerous electrical panels, structural issues, partially collapsed cast iron sewer line, etc. that weren't obvious at the initial showings, not superficial things like "the AC is rusty" or "we should replace those ugly fans").

.- There are solar panels on the roof are hooked up to Unit #2 (my unit), therefore I do not really pay much electricity, or heat, since it's electric baseboard.- I have a gas stove in Unit #2, and Unit #1 has electric stove.- I will most likely be renting out Unit #2 at some point in the future.Now, you can tell that everything is sort of different for each unit and not standardized.
