I am really interested in luxury real estate.

This first property is more of a luxury house hack and leveraging appreciation in that area ($500K+ houses in that neighborhood).

It's very popular in cleveland, there is a lot of new luxury building, and international students are renting there.

It's definitely rough but there is constant new construction of luxury buildings and beautiful multi families.

The only time you can have the tenant pay for stuff is if they want to upgrade the property and it's a luxury upgrade as in putting brand new laminate instead of carpet.

Most aren't luxury units, most are regular apartments, single family homes, lofts, villas, studios, etc.

West Central Pinellas is where most of the above average to luxury STRs are right now. 

We painted the entire condo, replaced all the doors and trim, installed luxury vinyl flooring throughout, knocked down a wall to create open floor plan, re-did the entire kitchen and remodeled both bathrooms.

I have a client in Mallorca who does STR, 2k per night, ( nice house )  maybe i/he can help  I'm an agent here in Central Florida for the JW Luxury Group and we come across a ton of great deals.

I am currently disputing 2 bank comps - both bad but one was real bad as they added $10K for a triplex versus the duplex comp ($10K for a whole extra detached 2/2 unit); the $10K was on top of the adjustment for overall footage.I know in my market I am better able to judge price than the appraisers because I have had the luxury to have seen each competitively priced property (at least from the outside) when it hit the market.
