The trade off is in my area (non major city) the cell reception can be spotty sometimes, especially indoors.  

I suspect in certain markets we were defiantly market makers.

For next moves, I would say just focus for a bit on getting this one to work well enough for you, if the SF is separate from the duplex, compare the two over time and see which is your money maker and sell the other.

Cold calling is very affective what to get off market opportunities. it is not easy job to do because more often then not getting the phone numbers of the decision maker can be changing., especially if the property is owned by an LLC or an ownership group.Another thing to consider is that the one that is calling ned to know what they are talking about, it is not as simple as hiring a virtual assistant to do it from the Philippines.   

D class is fine and a great money maker .

Each national tenant will look for different things so make connections with the decision makers and be on the lookout for what they want.

Painted the entire interior, removed indoor/outdoor carpet in kitchen and replaced it with vinyl plank flooring, new carpet throughout, new bathroom flooring, vanities, faucets, sinks, light fixtures, medicine cabinets etc.

Make sure there are no trouble makers - with other tenants, noise, etc which violate your posted rules.
