Yes, the $230 is after all expenses including vacancy and capex (as Zach mentioned). 

The other items you should request manually and review yourself. do you include all these requirements in the rental ad for transparency or do you communicate them verbally?

Does your contract actually include a financing contingency?

When purchasing the house, the sq ft of the ADU was included in the overall sq ft of the house.

In a Wrap you ARE creating a new mortgage that “Wraps” around ( includes) the existing mortgage.

This includes offering properties for sale, asking if anyone has a property for sale, and soliciting funding of any kind.
