The manager by action or inaction could be sued directly or in addition to the property owner for a tenant or guest being injured.There is an additional liability extension called personal injury or landlord personal injury that picks up the liability for a situation such as being sued for wrongful eviction or violating fair housing in some way.

Yup  I dont know whats worse this or wholesalers who have no money and the owners pack up and only to find out the wholesaler cant close and the owners had no idea they were lied to about who was going to buy the house.. both these scenerios suck.

Requiring xyz% of new housing to be affordable....find me the studies that indicate this will actually lead to housing affordability....eliminating the 10 year tax abatement that unlocked revenues that are 10x what the city of Philadelphia would've collected on many parcels that would never have been developed if not for the 10 year tax abatement etc.....

Another alternative is to buy another house hack type property, but instead of renting rooms, why don't you purchase a 2-4 unit property or a house with carriage house, that way, you can still invest and it isn't as risking or requiring external capital partners besides finding a lender.
