These 5000 BTU units aren't to hard to haul around even for an old lady like myself.I do explain to the tenant what the issue is; often it's a part that has to be ordered...or HVAC repair companies that are over whelmed by the number of calls they are currently handling (because, of course, the air only goes out during a hot spell when every one seems to be having problems with their units).

Haul these to dumpsters and do this as cheap as possible (means getting tickets for dumping in business dumpsters but is cheaper than driving to the dump).
