It’s been a long haul.

I was briefly toying with the idea of investing in SF  in Midwest for cashflow or a  bigger multi family up to 2 mil with great cashflow and appreciation.

These 5000 BTU units aren't to hard to haul around even for an old lady like myself.I do explain to the tenant what the issue is; often it's a part that has to be ordered...or HVAC repair companies that are over whelmed by the number of calls they are currently handling (because, of course, the air only goes out during a hot spell when every one seems to be having problems with their units).   

Haul these to dumpsters and do this as cheap as possible (means getting tickets for dumping in business dumpsters but is cheaper than driving to the dump).

Keep in mind that driving for dollars can take a toll on your car over the long haul, so while it may be enjoyable, you still want to look at the cost-benefit overall. 

The yard takes a beating with foot traffic and at the end of the night is scattered with toys.My concerns:1. the amount of people on property for liability reasons2. toys left whereverAnyone have any guidance on actions I could take to clear this problems up?

Love it out there and have been toying with the idea of building for rent housing there.

I've toyed with coworking/event space ideas in the past but never pulled the trigger.

Prices begin falling over a longer haul and perhaps we can begin looking for opportunities in 2-4 years.
