When my daughter fired her PM, and rightly so, and the PM started talking about exit fees, my daughter told them if they want to try and enforce that, then they will see her in court where she will sue the pants off them for all of the fraudulent maintenance fees they charged her without permission by calling everything an emergency.

If I make 9% in the market I'm doing a great job, but if I make -9% I'm screwed, so that seems like a huge gamble compared to a guaranteed ROI.

Maybe their visa expired or perhaps they gave a fraudulent social security number to your PM and it got through.

There will still be some who apply who have a reason for automatic denial - they are willing to gamble that the landlord won't check them out ...But the answer is still yes - that way you are operating in an ethical fashion; those who have a reason for automatic denial should recignize that they are better off going elsewhere, and if they don't they can't say you never told them up front about why they would be declined automatically.
