So, the neighbors think... well if they can sell their house for that then I have a deck instead of a patio so mine is worth $125,000 and they put it on the market and so on.

-also from a previous post, a pretty nice townhouse or patiohome, no more than 2500sqt.....unless its a prerryhome(=-x) low-qual......Usually 3 floors, absolutley zero-lotline & yard space....But some of them have Roof-Top Decks, a pretty damn good pieace of living if I must say so.....In Birmingham, Alabama: eh, pretty robust metropolitan city.....they are currently building lofts and condos downtown, from $130k+...bring some good demand in the area.....In the nice suburban areas, houses range from $250,000-million+.....so...I would say 250k would probably get you somewhere around mid 2000's to 3000 sqft. of good midrange quality materials to some highends.The advantage is that lots are usually huge, with good robust acerages chilling in the .3-.7 area.also...the taxes are generally low as hell...Thier tax system calculated by bulk of mills is somewhat inconsistent sometimes, jumping up and down in different areas....but usually ive seen taxes really low.

Cap ex is low because we are going to have fully renovate the home it will have new roof, siding, windows, deck, and new everything inside, what # do you think I need to increase to?

So preemptively make a flyer / deck that explains what you do, how you do it, and address the common reasons people don't allow it.  

We added a large platform deck off the back of the home, light landscaping for curb appeael and fenced in back yard for privacy.

Here's a quick list I either have or am looking for:  decking contractor, painters, mobile home movers, handymen, attorney, junk haulers, auctioneers, landscapers, window contractors.  

We did some rehab which involved new brick work on the exterior and a new deck.

Hi Bigger Pockets.I have a friend who lives in NYC and has a SFH in Oceanside with a wall and deck that need to be replaced.She is not on BP, but the BP hive mind helped me find her a great Property Manager.Unfortunately, my friend and her property manager have not been able to find any contractors that will return their calls.The plans have been drawn up by an engineer and all the permits have been pulled. 

These were laminate countertops so you have to make sure to use a laminate jigsaw blade or else your laminate is going to chip off with each stroke of the saw.
