You decide on a selling price, the attorney orders a title report and puts together the paperwork (it will cost a couple of thousand dollars) and once the paperwork is done and filed, you own the house and you make the mortgage payment to the seller.

There are villas but nice villas cost a lot of money and most likely don't need renovation.Flipping in Mexico would make sense in colonial cities.

I personally average out the repairs I would expect over the year based on how old items are within the house and understand that I cant anticipate what month each item might break down, so it would be foolish to take a single months expected repair cost as cashflow, when a repair could come up in november for 900 (I had a HVAC compressor need to be replaced) when I budgeted 1000 for annual repair costs.

The only large repair I had to do on one of the turnkeys was due to me not being thorough with my property inspector and making sure he checked all the major appliances and I ended up having to replace a heating unit which cost a decent penny.

I was approved for an FHA not too long ago but for only a certain amount which was $100,000 but the multifamily properties that I'm interested in cost a little more and since I would be making more money that would put me where I need to be.
