We attached the foamboard to the osb sheathing using long screws and extra wide washers.  

We have used 2 different PM companies and I took care of them for 2 years with a nephew; I was here, he was there.

If she truly lived there, I would take deduction and not worry about it, because in the event of an audit you could always get friends and family to verify it was her primary residence.  

Hot water tanks, central heat and air, washers, dryers, etc all will eventually break, usually on a weekend.

I was here for the last two crashes post 9/11 and 2007-12.

I'd charge them for the deck power wash and sealing / or painting and have the power washer contractor make note of urine on his service charge.. 

It just shows better than the old duplexes that aren't as well maintained, that make tenants buy washers/fridges, and that are owned by people that are lazy with their marketing.Long story short, look closely at the ads and see what amenities are included and try to extrapolate a price from there.

Rental market is very tight, however, I was here during the recession and things were a lot different.
