Depending on the age of the homes in the park, it is not unusual to place a $0 value on the home portion of the rent and the home itself.

I am at the brainstorming phase of this idea and am uncertain if I want to commit to doing it, so I'm asking around and getting feedback. 

I share this because virtually everyone will have times in their life when sickness puts stress on their finances or plans- this is not unusual and will happen repeatedly over time to an investor or a property manager.

I agree with being uncertain about ARV.

I'm from Colorado where it would be unusual to have a lawyer involved- but we also have state approved contracts, etc so there aren't as many variables. 

I am not surprised, this is not unusual for lower value properties with large repairs.

The sellers think this is unusual and don't want to pay it.

There is an unusual amount of sprawl, however, there are numerous sweetspots (some mentioned above) others such as the Morse Rd. corridor, Hilltop, that are 10-15 mins from downtown and promising for growth. 

That seems unusual.
