The collusion among agents and the NAR forcing sellers to pay 5% whether the buyer has an agent or not is disgusting and a big reason I am giving the finger to RE in general now.

While I am convinced that the majority of the landlords on here would not have initiated evictions under the national emergency, it is clear that it was hijacked as a movement- effectively making your once hyperbolic statement, a reality.To that I say- I was wrong, and you, right.Now, I am very hopeful that I will once again be wrong in my very pessimistic economic outlook... fingers crossed.

I low balled the offer by 20%, it still didn’t pencil out at 20% list price but I wanted to practice making offers.Yesterday I made an offer  on a duplex 2 1/2 hours south of Seattle, the math works on this one, crossing my fingers.
