Based on the context I described in the OP, I do not want to enter into a lease agreement with this kind of person; I can already tell he will not fit with my management style.

Not to criticize anybody's style or plan but managing 100 doors to get a few bucks a month sounds like a lot of hassels.

He shows us probably 20 houses for every one we buy, so that $1,000 is chump change for the access and expertise he brings to each of our deals.I'm also a member of several Real Estate Facebook groups and would be happy to add you - these groups are wonderful for quick questions and general knowledge. 

My preferred vendor of flatpack cabs Fabuwood has 23 door styles, only like 3 of them stained finish, all of those are dark.

I should know... my accelerated losses really made financing complicated for me in 2020.One way around this is to get a non-recourse style loan.
