Dammit, you ruined my opportunity to come in and do my little "GOOD NEWS, GUIDELINE CHANGE!!"

The developer recently found out that he has cancer and needs to get out from under the property and is not able to complete the project.

Everythig is going smoothly and I have their security deposit but I just wanted to ask if I can negotiate with them to see if we can meet somewhere in the middle because I have no proof of them ruining things. 

Not allowing pets is the best option not to ruin the floors. 

Tire plugs in my area are $20 each, no sense in ruining a relationship over a small amount of money.

It has exceeded it's useful life and it is so much easier to replace it now, rather than waiting until it has leaked and ruined a tenant's clothes (water heater is in a closet).  

I was a little bit put off about how many times he felt he had to mention that he was a cancer survivor, as if that had anything to do with flipping homes.

This is ruining that!

Fast forward, 9 years..........Hurricane Sandy hit Long Island at the end of 2012 and the house that my twin sister and I owned was ruined (purchased in 2005).  

This is much more likely to ruin relationships than provide a strong foundation for success.In this market, if you're looking at a screaming hot deal it would be gone by now.
