Any updates on this project because I am curious how the lender felt about this and was it worth it in the long haul. 

So the boy in me wants an infrared camera (a new toy) to aid me during inspection of future fix/flips.

Too many hobbies, too many toys, too much LL tools, appliances, parts. 

If I am confident a property will make a good rental for the long haul, I would have no problem paying over market, and not be too concerned if the local market is at a recent peak. 

These expenses include, a new roof ($4,500), a paved driveway/parking ($3,000) a privacy fence to enclose the full property ($1,100), and I have been recently toying with the idea of digging out the unfinished basement and converting it into a 4th bedroom, storage, and a den which will cost around ($10,000).

My two cents is to begin to put together a strong team and plant seeds for the long haul! 

New to the topic and looking for a 6000 pound vehicle for my STR business to haul consumables and occasionally bigger items. 

There are a couple often used accounting software such as Quickbooks, Stessa, Xero etcI personally prefer quickbooks desktop as its normally cheaper(in the long haul) vs the online version, especially if you need to use the class function.

I own such properties, the older ones, and I utilize service contracts for heating, hot water tanks, particularly hot water tanks, because when they go, every eight or ten years, now cost $1,500 to have a new one installed and the old one hauled away.

I'm toying with three markets, trying to find the best fit.
