There are a couple often used accounting software such as Quickbooks, Stessa, Xero etcI personally prefer quickbooks desktop as its normally cheaper(in the long haul) vs the online version, especially if you need to use the class function.

I own such properties, the older ones, and I utilize service contracts for heating, hot water tanks, particularly hot water tanks, because when they go, every eight or ten years, now cost $1,500 to have a new one installed and the old one hauled away.
