It's essentially a really fancy RV on RV hookups. it's movable on a trailer, parked on concrete and on additional supports.

I'm reading through The Ultimate Beginner's Guide now, but I still dont know the first thing about calculating my potential ROI and all the other fancy lingo that the pros use. 

How do you think their office got so fancy?

I live in Davis, CA, where my husband and I just bought our dream home in June 2014 after selling our first home in Berkeley, CA that we owned for just 2 years...we had put in 3.5% with an FHA loan and eloped instead paid for a fancy wedding (much to the disapproval of my mother-in-law).

Every time, no matter how fancy I structured it, JV's, LLC's, corp's, every time it has been a HUGE pain in the azz, with conflicts and bs.

Ultimately, this is future refinance all dressed up and made complicated.  

We went into the room where they do the auction, and didn't look as out of place as I had originally thought we would - I had attended an auction as research before, but it was a regular foreclosure auction, and there were a bunch of lawyers dressed like what I assume actual adults are supposed to dress like - ties, pants suits, etc.
