But a bad tenant is worse than no tenant, and the evidence makes it pretty clear that you have found a bad tenant. 

One woman was a horder and the members voted her out....but really, what EVIDENCE did the co-op president show other then "my word of what I saw" vs "pictures...video".

Our initial thought was that if we could do all of this for less than 50k that it would be a good investment at this price point, but we have little evidence to back this up.

Hello BP nation,I am just starting on my journey into REI and I already have a good conundrum....My mother in law, who speaks very good Cantonese, but very poor English, owns a property in CA where a fast food franchise sits.She evidently has had a few franchisees along the way and most recently (at least a few years maybe more) the franchisee is paying rent but without an active current contract. (!)

If the answer is not self-evident - - then there IS a problem here.IMO, these kinds of people should NEVER buy & hold to manage tenants as they will generate their own problems needlessly.You asked - - so I responded.

One with zoning code violation which I understand (Tenant storing items in the backyard, electric meter damaged) but second letter effecting items inside home (  220 amp receptacle lacking the cover in basement, damage door in the basement evidence of water damage of the ceiling of the basement, loose stairs treads, multiple bedroom door damage blinds , toilet loose and a lot more.

What more evidence do you need?
