It seems you may be taking the " Money finds good deals" approach and yes this may be true but I encourage you to dive a bit deeper into what exactly this means.

My wife and I are looking in the Brandon area for buy and hold deals, and we too are trying to get deeper into real estate.

While the strategy is built around the idea that cash offers will allow you to get into properties at a deeper discount the strategy can work to a lesser extent on something that could be purchased with conventional financing or even private or hard money avenues if you have the ability to quickly refinance once the rehab is complete.  

So it’s holding off until my pockets are deeper.
