It will take YEARS for prices to recover to where they were even if we are at or near the lows.My gut, tells me some areas still have a ways to go down before starting bouncing along the bottom for a while.

I am not sure what kind of fix and flip you are looking for but would advise if you are not from the area just to make sure you bounce whatever property you might be looking at with someone who is familiar. 

I am working directly with a seller, I am looking at bouncing my offer off someone who knows the local area. someone who could pull a CMA or comps.

However, I'm hoping that someone out there can share some advice and suggestions regarding an idea I have been bouncing off the wall for the last few months. 

I'll clarify -- we were sending you emails and they bounced because your mailbox was full.
