I think baseboard heating is probably about the same cost as a central unit.  

Umbrella policies are a good idea, if you have assets to protect.A single member LLC (in MN) does not cost a lot to operate, in most instances it will not cost anything other than your organizational costs ($155 state fee + labor to setup). 

You can simply become licensed if you like; it will probably cost a few thousand dollars, so you'll need to look at payback.Have you considered house hacking with an FHA loan?

My home insurance is paid for for the entire and is the same cost as my previous renter's insurance policy (love USAA).

As i said i don't like the current name existing  LLC. it will cost a little more if i reinstate, and it will be cheaper if i form a new business , plus Chase will give me $400 for opening a new business checking account. will i have to notify the IRS that i closed the llc ?
