You are buying a house, it is hard to by something worthwhile for $10K.

Good afternoonI was wondering if anyone had used the www.neighborhoodscout.com website and if it had proven to be a worthwhile investment.I am new in Pittsburgh and I came across this website as I was researching a particular neighborhood. 

Of course if I were to start buying property to fix and resell I'd have to evaluate the amount of work and $ it would take to see if it would be worthwhile.

However, I have just learned  (heard) that in the future the deed sales are eliminating the redemption period which would really make it worth while for me.  

I think it was a lot more achievable after the big crash.The better your marketing and more willing you are to look for value add the closer you can get to 2%.I also think the 2% rule was based in a time period where the cost of financing was much higher so you needed that cushion in order to cash flow.If after financing, taxes, insurance, and a healthy cushion for expenses you can get worthwhile cash flow and an acceptable rate of return than you shouldn't be too concerned about the price to rent ratio.

Although, I can save by taking the risk and having a tenant pay half of my mortgage on a 2fam, BP doesn't think its worth while without a positive cashflow. 

Trenchless is great for saving expensive landscaping or hardscaping though, as repair/replacement of landscaping could make the trenchless price worthwhile.  

Working a 2 hour a day part-time job for 48 weeks a year at $10/hr will gain you almost 5 grand, which is probably more worthwhile than visualizations and other feel-good theory.

I'm a relatively new investor so please take what I say as a grain of salt but it *potentially* could be worthwhile to refi in order to achieve more cash flow. 

It may be worthwhile to put her on a MTM lease, and ask for access so you can do an inspection.
