My husband and I are pretty upset this happen to a brand new house, and we are very concerned. 

I hope to increase that to $1075-$1125/month with the next tenant.I've also been able to take advantage of the 0% until I found a HML (someone I know who was upset at the CD rates of the time).

I was pretty upset about this at the time but it was a lesson learned because I just made assumptions that things would work a certain way and charged into it.

Needless to say, I'm a bit upset.  

Make sure you have a written criteria and apply it to all applicants.There will be applicaants who don't meet your criteria because they assume you won't check anything, don't know their credit score, don't know there income (it happens), etc.When you reject, be as nice about it as possible so they don't get upset and decide to sue for discrimination.

Of course they'll be upset if they feel as though you are circumventing licensing laws to make money in their field.

So I hope that this post does not offend or upset anyone.

I know where there is smoke there is probably fire but while reading these I kinda got the feeling many sounded like they were disappointed they didn't get the house as they hoped and were upset over the circumstances. 

Lesson 4: If you are afraid of getting rejected so you aren't placing any low ball offers start counting rejected offers as victories.
