If big holes and or done on purpose, I would most definitely have it fixed and subtract damages from there security deposit.

They will take a $1,000 rental, subtract their $600 for the mortgage, and claim they are cash flowing $400 a month. 

If you do sell a property, its the basis you subtract from your net sales proceeds to compute your gain.

I purchased the property after the bank appraised it at $920,000 based on the 153,000.00 total collected and subtracting the expenses not including the Cap Ex or debt service.  

When you buy the property, you should factor in interior paint depending on where you got the property. i.e.Buy an offmarket house from a distressed seller...you calculate your MAO then subtract [insert number for what it'll cost to paint house + trim...in GA, you can get it done for $1.5-$2/sq ft). 

It's not going to do you any good to add a fence if it's not standard for the area, but it will subtract from your value if it is normal in the area and you don't.  

Usually doors and windows are not subtracted because they take more time to cut out.
