Man, 20 of those and you're a land speculator not a slumlord. 

From a teaching perspective- rather than try and be a rah rah cheerleader for any particular speculation that they should make with whatever money they have when they're older.

Everything so far is speculative and anecdotal. 

But both of those are speculative, so you need to exercise caution in what you buy.

But if that's all that is driving the buzz: speculative investors being priced out of stronger surrounding markets, I'd be wary of what will happen in the next downturn.

I don't invest on speculation (i.e. increasing property values).  

Bought 13 consecutive lots on a canal on 4th street for speculative purposes for 300 a lot.

First off, I think of appreciation in the same way I think of speculation on stocks.

And stick to fundamentals...appreciation is speculation....and just because everyone is saying a market is on fire doesn't mean it's a good spot to invest.
