When did you buy it?

If you are using their money for a down payment, are you really planning on renting it to them in a traditional sense or simply having them pay for the mortgage, insurance, taxes, etc (ie you won't be renting it at market value more you are buying the home for them and they are making all of the payments and repairs?

I've come across a few builders in the Phoenix area who are still offering 2-1 buy-downs because they are sitting on inventory.

I want to buy a triplex in my area.   

This guy is in class action lawsuit LOLHis typical way of making money, over valuing the RE by selling it to folks like you and me lol But he has an awesome G 550 or maybe he upgraded to a G 650  you don't buy those suckers with smoke and mirrors..

Cashflow is difficult, but not impossible remember you make your money when you buy, not when you sell.

I'm talking about buying with cash, pulling out cash from one house to purchase the next vs cash for down payment and getting traditional loan.
