Myth 1: Buy Single Family First If you lose a tenant, lose 100% of revenue, can take 2 to 3 months to find new.What if you have to evict and that takes multiple months?

My husband helps out if I ask, and I solicit his input occasionally, but for the most part, it's my thing.  

My thing is if we were to cash out refinance this home our monthly payments would go up correct?

AND the key sentence is that if you have money in the bank that will pay off the mortgage on your home, investing that at a return higher than your mortgage rate (easy when you stated your interest rate is < 4%) is actually enhancing your family's position instead of weakening it.

You cannot enhance, upgrade or improve the property and expect to be able to recover those costs if it is redeemed.The issue comes from what meets the definition of secure, preserve and maintain. 

It's not at all what they were expecting because they kept hearing people like you repeating the same myths and misconceptions. 

Thankfully I have a great wife that supports my adventures, but I am looking for a property manager right now as I just have to give up something and that is my thing to give up.

Distance learning is definitely not my thing but I don't really have a choice unless I want to wait until July time frame to do traditional classroom schooling.
