That is why they are insisting on a real EMD, and why they are unlikely to waver on it.Go find a less savvy seller, I guess.

You can be very fair, but still insist on the terms of the lease. 

My seller/property manager also threatened to stop managing my property if i insists moving forward with eviction.  

She also express that she can continue to live there if insist ( which i don't think i can force her) I'm afraid that if she continue to live there, she might not be able to pay the rent? 

When I installed one for the 1st time I was startled my wife insisted on throwing just about everything in there from food prep.

He refused to communicate with my broker, insisted that I hire an attorney to communicate with him, and then told my attorney that he was jerking me around because he knew that it would cost me more in legal fees to fight him than I was entitled to get from him. 

Usually, the tenants invite me in while they are paying me, so I get to see the inside of the home.I understand that some landlords might not want to pick up rent payments, but I don't think it's fair to insist existing long-term tenants conform to your new payment plan.  

"Oh, I understand that it's frustrating to have your rent go up (or whatever), but that's what our accountant/lawyer/investors have insisted on, sorry. 

How about every time a contractor insists that you absolutely, positively need to hire a contractor and nothing else will do?

As a tenant now, I really hate it when a landlord won't let me sign early, and insist on only signing the lease on move-in day.
