Now that you know my potential bias, I will continue.So we are on the same page, I believe every investment property/location must meet three criteria:• Sustained profitability - The property must generate an acceptable cash flow today and into the foreseeable future.• Likely to appreciate over time - You would never buy a property just for appreciation but appreciation is very desirable.

You might also see that the non-guest has some bills coming there, whether for cell phone, credit cards or utilities.What you missed was that this tenant was an employee in some kind of family operation (brother is his boss), so you have to perform income and employment verification using tax returns to get the un-biased story.

Just my two cents- (albeit I do out-of-state rentals myself, so my answers may be slightly biased, but the reason I do out-of-state stuff is because of my answers to the other ones)House hack a MFR in an up and coming neighborhood in NELA I don't think these areas are as "up and coming" as you think.
