Doing some research, in my state at least, the licenses & liability insurance for pest control actually seem to be really, really low.We carry a $3m+ umbrella policy + $1m per property, it may make sense to get a pest applicator license and the like if we see more bedbug issues.

The costs can be very high in some states and usually it is much cheaper to do an umbrella policy. 

I was also told to establish a corp and llc that is under the umbrella (stock) of the corp for holding properties. 

You can then operate several operations under one umbrella (LLC etc) You also appear more professional and organized in the eyes of others this way.

My wife and I formed an LLC with the initial idea of buying rental properties through our LLC for the extra protection on top of umbrella insurance.

Often times, for smaller investors, a simple umbrella policy on your personal home in addition to your homeowner policy on the rental can be enough.

She does a lot of annoying things on a daily basis, but this is the one that grinds my gears the most because I feel like I need an umbrella to shield me from her germs. 

I carry $1/2M in liability on each property (including single family) with an additional $5M umbrella policy.
