I say wholesaling community cause there can be some friction between us and other players in RE when bad deals are brought to end buyers or we step on realtors toes etc....   

My original plans included a more traditional route with players that could provide a little guidance on what to expect along the way, but I feel like I could potentially get a better deal this way if my neighbor is open to it (and possibly a better, easier deal for him too).Any advice?

How: Before pulling the trigger, make sure you have the right players on your team to help shoulder the load and look out for "blind spots".There are many Apartment Investing / Syndication resources out there.

Looks like many share this opinion, but I believe Austin is getting over saturated at the moment and the scale is starting to tip more towards institutional investors making up the majority of viable players in that market. 

I do have an excellent URL, but my reputation has helped me become one of the top five players in that industry.

Plus add in a big player like Starbucks and sit back and collect those checks.

His your brother, I think 50/50 is good until you get an understanding of what role each player will bring to the table and how you delegate tasks among one another. 

May be luck came into play, but many big players are investing into international real estate, and at 2M, you definitely have the ability to as well.
