few hours ago i did some drive-bys for some buyers to scope out if these properties might work for them.back in nyc, rarely ever come across a residential lot with more than 1 freestanding dwelling on it. heck, in brooklyn, and manhattan, most are rowhouses anyways.but here (long beach, lakewood, san pedro, and sometimes signal hill at least) it seems almost normal for properties to have a 'front house' and a 'back house' and sometimes 3. when i first moved here several months ago, alot of times when i had food delivery the courier would call to tell me they are minutes away and ask if its the front house or back house, as if customary.how customary is it?

Good morning to you all,I have been working remotely with a real estate agent in Florida's west coast (Bradenton/Sarasota area) looking for an interesting buy, (fix if needed) and rent deal.I have been through dozens of listings from the MLS and the agent, doing the ground work, has visited close to 10 houses and condos so far (I am starting to feel bad because of this...).In the past few days, it is another 3 visits that moved units from my "looks interesting" list to my "no go" list... just because the listings hide some important facts about the property....I am wondering, and am writing here to get your opinion, why would a seller not disclose or hide some important information from the listing ?

Thanks @Geoffrey F. for the input man - really appreciate it.Honestly, I'm not too concerned with hiding the fee as much as I'm concerned with structure flexibility.Maybe I'm getting in my own way by not wanting to maximize the middle (my cut) but I plan on being in this county for some time and don't want to get a reputation that would hurt me in the long run with these individual land owners.

(There have been slimy lenders who may try to hide terms, and there are probably still some but, fortunately, most of them did not survive the last crash and the penalties for unethical lending are much worse now then they were 20 years ago.)

The LLC can offer some protection, IMO, not so great for just a few properties considering the commercial loans, insurance can be different, but most of all, the company must be properly managed, no comingling of accounts, registrations, filings and it needs to be capitalized to be seen as a true independent entity.Advantages are, a tad more walls for liability if done right, business expenses you may not have without the entity, but it's still money spent, name may hide you initially, you have a company name to brand and advertise.
