Depending on where you live, even signing a purchase contract to then wholesale the property could obligate your spouse to the contract, and also give him rights to 1/2 of the gain from the wholesale activity.Although you indicated you are not seeking legal advice, my advice would be to get some before you embark on this activity.

In this instance this woman has been a homeowner (and previously living in a new house) so there are two strikes against her liking being a renter and living in an older place.I do like the suggestion that, if she continues to be a royal pain in a low spot you either consider offering to let her buy your house (if you are interested in selling it) or offering her the "Happy Clause"; however, in doing the latter you'd have to return any unused rent.

I seem to remember an example Robert Kiyosaki gave (back in the early days of these exploratory seminars), was of a woman who used her credit card(s) to get a cash advance of $60K with deferred interest to go to trustee sale and purchase a property.
