I have a SFH rental property (in Eastern WA) I'm considering selling in order to invest in a multifamily property (in Western WA).

My co-worker grew up in 32209 and said the streets with flower names are ok. 06 has its good parts in Springfield 08 has its good areas toward Trout River, 19 has its good parts in rural western by 20.

For a good hometown bank I recommend talking to Anna at Western Bank here in town.

Buying in NYC, DC or San Fran might not be great for a guy making $40k a year and is just trying to increase his monthly income, so a mid western market might be better. 

I think as you get over in the western part of town (west of the harbor) you may find places well above the beach that are oceanfront.

I have a couple properties in my area, one in Florida, and this is western PA.

Western PA REIA would be a good REIA club.

Open question is for for cash-flowing investment properties, which western states/cities/neighborhood should we look at?

For example, an investment in western Arizona or southern Nevada may be easier for you to keep an eye on, should you need to or want to visit the property, with only about a 4hr drive. 

In the mean time I am interested in connecting with investors in the Western Mass area.
