@Jason Miller this begs the I only buy for cash flow crowd vis a vi the crowd that invests for appreciation... sounded like with those low price points one could have at least got the .75% rule and made some darn nice appreciation....

I can see it extending to IRA's because of the non-profit nature, but can't find specifics.I do know that if an IRA enters an equity position in real estate and outside financing is used, that the portion of the income vis a vi @Harper discussion applies, but I assume that applies to the owning entity,not the IRA For example, I buy a house with my Sister's IRA owning 50% of the property and I own the rest If the properties Income is $10K and it's expenses are 6K, I only pay taxes on my portion - ie 5K in income less 3K in expenses.

Nothing to do with willing buyer willing seller vis a vi what someone will buy and someone will sell for as in the dollar amount... conversely everyone on BP who is trying to buy at under 65% LTV or get the best deal possible would be consider a predatory buyer. ripping poor sellers off of their equity...
