Even with the inspections, there is still a waiting period for using it for something other than a gas station, just because of the unknowns of gas vapors and potential soil contaminants.

To be correct the exterior side needs a vapor barrier and should be weather resistant.

There is no insulation on the floor and the vapor barrier also does not go all the way to the exterior of the house on the side with the issue.

Our general inspector told us most likely the sewer line is fine, and the breach in the foundation is what is causing the water to build up.We plan on doing a complete remediation of the crawl space, patching the foundation, perimeter drainage, sump pump, vapor barrier, and then putting gravel down.
